US Existing Home Sales Retreat Despite Spring Homebuying Season
Despite an increase in the number of existing homes for sale in the United States, home sales fell in May. Housing inventory in May 2024 increased to the highest levels since August 2022. Meanwhile, the US median sale price increased to a record high and up by 6% from a year ago but home price growth may lose momentum due to the rise in mortgage rates and inventory as well as housing affordability constraints.
In today’s video, I provide all the details including my own analysis of home sales and home prices using the National Association of Realtors’ (NAR) data. Link is below for the report I went over in today’s video.

    Home prices are at a better level in Sherman, Texas, in the $300,000, move your assesses if you want a house. Sherman is a good place to invest with TI underway on a 5 B chip mfg plant and also Global Wafers Corporation. Huge, huge huge projects. Your choice, cry cry cry or do something about it.     1 thing to keep in mind Jason is the percentage of increase now vs 22 isn't necessarily an indicator that prices won't drop as much. This is because there 27% increase occured on a larger number of inventory. The months supply is much higher now vs 22. I believe prices will drop much harder, especially if inventory maintains an increase trend.

      I lived in apartment between 2006-2010. It was a sacrifice but well worth it. I then invested in a home every year between 2011-2014. It’s paid off. Most people don’t comprehend delayed gratification.

    People buy what they can't afford and lose it. Get the longest term mortgage for cheapest payments. You can pay down loan anytime you want. Just pay interest on loan and pay off after 10 years when you sell home for twice as much and you pay off principal and you keep the rest. That is how you make money so you made out in the end

      No. You are incorrect. Homes are still 40-60% over valued in all areas. We have created a huge problem here. The reality of affordability and true value is coming to a cross roads. We have backed out futures on real estate, which was our first mistake. The fed won't lower rates because they know it will destroy our countries economy and send us into a very deep and long depression. So lesson is don't treat homes like durable goods. Homes are meant for shelt. We are here because we tried this in the 70's it turned the rates in the 80's in double digits. We recovered, we did it in the early 20's. We nearly killed our economy and it took almost 10 years to recover. We did it during COVID and and here we are. So that means we are facing down the barrel of a long, but softer recession while we catch up to inflation.

      @@ooptre8729 Yeah my point still stands. We are in a no win situation. Like I stated they will stagnate. For areas that you are seeing an increase, you are seeing panic or desperation buying. People are throwing more they can afford at a home to purchase. Not sure which Orange Country you are talking about, either CA, or NY, but same outcome here. Property and insurance will then inflate that price. If it's CA then insurance will cripple these people. Also if your talking about CA, in Orange County you are talking about a super, super small buying pool, so irrelevant to the larger country and conversation.

      Nationwide were still under build. We hardly have any foreclosures or short sale. If you sell today no need to worry about crash it takes at least 2 years to notice a crash is coming.

      @@pedreliasCorrect. Even if we do have a crash, homes don’t move like stocks, so typically it’s a slow grind down. 5%, next year 7% etc 2008-2012 played out like that.

      Good question. I hesitate to answer that because each company may use different sample sizes, geographical areas, types of houses and time period. All of those factors including the method of measuring the data can impact the stats being reported.

    One thing I minsudnderstood about the housing market: House prices aren’t necessarily “rising”. The underlying currency that buys the house is devaluing. If you price houses in gold, the exchange rate is roughly unchanged.

    Bubble markets are quickly turning into falling knives. The PHX market where I am at continues to pile on inventory. Investors who cannot sale, are listing for rent, and the curve for SFH rentals is literally increasing logarithmically since 1/1/24. Rents continue to get slashed due to this supply as all of these SFH investors were banking on STRs. Well....that market is oversaturated and their numbers no longer work. It is literally becoming a death loop for many.

    Another sign of decline: ibuyers have lowered their offers significantly due to slowing and price cutting. I saw an opendoor sale that was almost 15% below what they relisted it for. The gap in my area prior to that was 5-7%. As buyers, we just have to be patient because this won't go fast. But if you are making offers, feel free to try and chop 10% off the price because you might still beat opendoor's bid.

    Have you looked into what the effect is on Redfin stats when a house delists then reposts? I just saw a house pop up as brand new that we had been watching and I knew it has been for sale for months. I looked at the Redfin price history and it wiped out all of the history. I went back through my Redfin emails and see it originally posted a YEAR ago and is now showing for $110K less! It makes me wonder, is Redfin capturing these shenanigans on their stats? Would it show as a price decrease of 10%? I’ve seen this SO many times in the last couple of years. Portland, OR

    Sales are down b/c owners are on mortgages with lower rates. Why would anyone sell to get a higher rate? Let's keep it real here.

    In vandalia, illinois, the amish and menenite families, there are thousands and thousands of them,have thier own chickens and cows and what not, grow there own feed corn, they have 200 year old saw mills that cut the boards to build their houses barns and horse drawn buggies, they have honey, maple sugar, herbs, fruit berries, tons of veggies, et cetera , they buy very little , like burlap for bags and cloth for clothes and cork and certain tools, how does all that get counted in the national economic data, they have a very self sufficient culture and regional economy, also im not amish but i built my house my self out in the praire, 1/2 acre, 800sqft for 27k , realtors said i could get 75k right now, handmade cabinets and doors and wood furniture, i bought energy efficient windows and central a/c and heat and a water heater, and linoleum sticky tiles for flooring and paint, i get compliments on how beautiful it is, i have solar panels that i sell electric back to the power company, and many many many house are being built this same way right now from effingham to marion, danville to carbondale, people are building pole barn houses for themselves every where, how does that get factored in to housing "data" and gdp "data" theres no permits or anything, you can build whaever you whant out here, and its nobodys business?, i keep seeing stats about "everybody moving out of illinois" but im from florida and a lot of my neighbors are from texas and denver and arizona, seems weird because i "see" a lot of people moving here to central illinois where there are tons of jobs and very cheap land and housing, there are more and 3 to 4 times as many immigrant mexicans working fast food and what not, this year than ive ever seen before, somethings fishy in the "official storyline" of mass exodus out of illinois, also there are more solar panels on house and fields of solar panels here in central il, than anywhere else i go, im a trucker. Also i see men in home depot with an infant in a carrier and two or three toddlers, all the time, theres an explosion of babies here, its crazy they say florida birth rate is declining, ya every body is 40 to 90 yrs old, here there are babies everywhere, everybodys got 3 to 4 to 5 or more kids, seems fishy that they talk of declining birthrates, its not here in central illinois!!!! Why is the data always "averages" of states super elderly states like FL and AZ should that be taken into consideration when calculating, with TX and IL and NC are baby boom land!!!

    How many months do they count the same house as sold lol. 6 to 18 months (Dirt lot, house under construction and/or completed unit, then finally sold.). All Manipulation fake numbers.
